A valley town with a crawl space problem

Red Bank sits in a narrow valley. Stringer's Ridge separates it from the river and downtown; Signal Mountain rises to the west. Water drains off both slopes toward Dayton Boulevard and the creeks that run through town. The result is a lot of lots with damp ground, and a lot of crawl spaces that never fully dry between rains. With Chattanooga's normal rainfall at 55 inches a year, that is most of the year.

The housing matches the terrain problem. American Community Survey estimates give Red Bank a median build year of about 1966, with roughly three-quarters of its homes dating from before 1980. Brick and frame ranches, split-levels on the sloped lots, and a scattering of older bungalows near the boulevard, nearly all of them on vented crawl spaces. What encapsulation does for a Red Bank ranch

Sealing the crawl space removes the source of the moisture rather than fighting the symptoms. The vents get closed, the ground gets a sealed heavy vapor barrier, and the foundation walls and rim joist get closed-cell foam that both insulates and blocks vapor. A dehumidifier or a small conditioned supply keeps the space dry after that. The floors above stop feeling clammy, the hardwoods stop cupping and the musty smell that many Red Bank homeowners have lived with for years goes away.

Split-levels, which are common on the sloped streets between Dayton Boulevard and the ridge, add a wrinkle: part of the house is over a crawl space and part is a lower level on grade. The rim joist where the two meet is a major air leak, and it gets foamed as part of the job.

Attics, knee walls and the older houses

Red Bank's story-and-a-half homes and the older cottages near the boulevard have knee walls and sloped ceilings that are nearly impossible to insulate well with batts. Spray foam on the back of the knee walls and the slopes, tied into a sealed attic floor, is the fix that finally makes those upstairs rooms usable in August.
