Spray polyurethane foam shows up in commercial buildings wherever an assembly needs insulation and an air barrier at the same time and access is awkward for board or batt products. Metal wall panels and roof decks in warehouses and shops. The underside of a low-slope roof deck where the existing insulation has failed. Masonry or tilt-up walls being furred out for a tenant improvement. Rim joists and band boards in wood-framed multifamily. Uninsulated mezzanines and bonus spaces above retail. Churches with high, open sanctuaries that have never held temperature.
Closed-cell foam is the usual specification because it is a vapor retarder at about two inches and it does not absorb moisture, which matters in a region where NOAA's long-term humidity records show morning relative humidity averaging around 85 percent. Open-cell is used where cost per R is the priority and the assembly has no moisture drive, such as interior partitions or a conditioned attic over a suite of offices.
Commercial jobs are scheduled around the tenant, not the other way around. Spray foam produces vapors during application and cure, so occupied areas are isolated with poly and negative air or the work is scheduled for hours when the space is empty. We walk the building with you or your facilities manager first, identify the affected zones, and lay out phasing so that the areas being sprayed are clear and the rest of the building keeps operating.
Ceilings and high walls are reached with lifts. Sprinkler heads, sensors, lighting, signage and mechanical equipment are protected or bagged before any spraying. Overspray on a finished floor is a cleanup problem you do not want, so floors under the work area are covered.

Commercial foam plastic insulation is governed by Chapter 26 of the International Building Code, which Tennessee adopts in its 2018 edition with amendments. In broad terms, foam plastic must be separated from the interior of the building by an approved thermal barrier, typically half-inch gypsum, unless the specific foam product and assembly have been tested and approved for the exposure, or an approved intumescent coating is applied over the foam. Exceptions exist for certain attic and crawl space situations and for some agricultural and storage buildings.
For the commercial energy code, Tennessee adopts the 2018 IECC commercial provisions with amendments, and Hamilton County is in climate zone 4A. The local building official is the final authority on what your occupancy requires. Pre-engineered metal buildings are the most common commercial foam job around Chattanooga: distribution and light industrial space along the I-75 corridor, shops and contractor yards off Highway 58 and Bonny Oaks, and agricultural and equipment buildings in the outlying areas. Closed-cell on the panels stops condensation and makes the space conditionable.
Wood-framed multifamily and townhome projects use foam at rim joists, cantilevers and party-wall penetrations for air sealing and sound. Older masonry buildings downtown and along the Southside and Main Street corridors that are being converted to lofts or offices use closed-cell on the interior of the masonry, with careful attention to whether the wall can tolerate being warmed from the outside only. Churches, gyms and other tall single-volume spaces get roof-deck foam to end stratification and cut heating loads.

Often, yes, on metal, wood or concrete decks, provided the roof is not actively leaking and the assembly is evaluated for where moisture will go. Closed-cell on the underside of a metal deck is a common retrofit for warehouses that sweat. A leaking roof gets fixed first.

Work zones are isolated with poly barriers and ventilated, and spraying is scheduled for off-hours when the affected area cannot be cleared. Occupants stay out of the sprayed zone until the manufacturer's re-entry guidance is met. We plan all of that with you before the job starts.
