Why insulation in Chattanooga is a moisture job first

Hamilton County sits in IECC climate zone 4A, the mixed-humid zone. That label matters more than any R-value chart. It means the air outside your house carries a lot of water for a big part of the year, and any insulation plan that ignores that water will fail slowly and expensively. The National Weather Service office in Morristown puts Chattanooga's 1991-2020 normal rainfall at 55 inches a year, and NOAA's long-term humidity records show morning relative humidity averaging about 85 percent across the year, climbing near 90 percent in late summer.

The city also sits low. Downtown is in the Tennessee River bottom between Chickamauga Dam upstream and Nickajack Dam downstream, with Lookout Mountain, Signal Mountain and Missionary Ridge hemming the valley in. Humid air pools in a valley like this on still nights, and the ground under a crawl space stays damp long after the last rain. Fiberglass batts stuffed between floor joists over that kind of dirt soak up moisture, sag and stop insulating. We see it on almost every crawl space visit.

Then there is the housing stock. The Census Bureau's American Community Survey puts the median year built for Chattanooga homes in the mid-1970s, and about half of the city's houses went up before 1980. Those homes were framed before modern air-sealing practice, usually over vented crawl spaces, with attics insulated to whatever the builder felt like that year. In the East South Central states, which include Tennessee, roughly four in ten new single-family homes started in 2021 had a crawl space, compared with about one in ten nationally, according to NAHB analysis of Census construction data. Crawl spaces are the local default, and they are where most of the trouble lives.

The good news is that the fix is well understood. Closed-cell spray foam is both insulation and an air barrier, and at sufficient thickness it acts as a vapor retarder. Applied to the right surfaces, in the right order, with the crawl space sealed and conditioned instead of vented, it turns a damp, leaky envelope into a dry, tight one. How a spray foam project goes here

Every job starts with a walk-through. We look at the attic, the crawl space or basement, the rim joists, the duct runs and the mechanical equipment, and we take moisture readings where it matters. You get a written scope that says what will be sprayed, with which foam, to what thickness, and what prep or removal comes first. If a crawl space has standing water or an active plumbing leak, that has to be fixed before foam goes in, and we will tell you so rather than spray over it.

On installation day the area is prepped and masked, old material is removed if that is part of the scope, and the foam is applied in lifts to the specified depth. Closed-cell goes on in passes of roughly two inches or less so it cures properly; open-cell fills full cavities in one pass. We check depth with a probe as we go. Where code requires a thermal or ignition barrier over the foam, such as an attic or crawl space you can access, that gets installed or discussed before we leave.
