In Chattanooga the attic is where the summer heat gets in and the winter heat gets out. Getting it sealed and insulated to the right depth is the single highest-return insulation job on most houses here.

The National Weather Service records an average of about 46 days a year at or above 90 degrees at Chattanooga. On those afternoons the air in an unconditioned attic climbs far past the outdoor temperature, and that heat radiates down through a thin or patchy insulation layer into the rooms below. Add ductwork running through that attic, as it does in a large share of homes here, and the cooled air is warming up before it ever reaches a register.
The humidity makes it worse. Warm, moist attic air finds every gap around can lights, top plates, plumbing chases and the attic hatch, and pushes into the house. In winter the flow reverses: warm indoor air rises into the attic, hits the cold roof deck and condenses. Either way, insulation without air sealing is doing half a job.
The first approach keeps the attic outside the envelope. We air-seal the attic floor at every penetration, then bring the insulation up to depth with blown material or foam on the flat. This is the right call when there is no HVAC equipment or ductwork in the attic, the roof is in good shape and the budget favors the lowest cost per square foot.
The second approach brings the attic inside. Spray foam goes on the underside of the roof deck and down the gable walls, turning the attic into a semi-conditioned space that stays within a few degrees of the house. This is the better answer when the air handler and ducts live up there, when the attic is used for storage, or when the roof geometry makes the floor impossible to seal well. It costs more per square foot, and it is the approach that most improves comfort in second-floor rooms and bonus rooms.
On the assessment we measure existing depth, look for wet or compressed insulation, check the ventilation, note where the ducts run, and give you both options priced separately where both make sense.
Blowing a foot of new insulation over a leaky attic floor is one of the most common mistakes we see. The insulation slows heat but the air keeps moving, carrying moisture and conditioned air with it. Before any material goes in, we seal the top plates, wire and pipe penetrations, chimney chases, recessed light housings, the attic hatch and the gap around the duct boot at every register. Spray foam is the tool for most of it because it seals irregular gaps and stays put.
If the attic has knee walls, which are common in the older Cape-style and one-and-a-half story homes in neighborhoods like North Chattanooga, Brainerd and East Ridge, the back side of those walls gets the same treatment. Knee walls are usually the worst-performing surface in the house.
Tennessee's amended residential energy code lists R-38 as the prescriptive ceiling value for climate zone 4, which covers Hamilton County. Many attics in older Chattanooga homes have a few inches of settled material worth R-10 or less. Bringing that up to R-38 or better is a substantial change in how the house behaves.
EPB and TVA EnergyRight list attic insulation and air sealing among the measures eligible for Home Energy Rebates on existing homes. The program sets its own eligibility rules, including which contractors can perform the work, and rebate amounts change. No. Once the roof deck is foamed the attic becomes an unvented assembly, and existing soffit, ridge and gable vents get sealed as part of the job. Leaving them open would let humid outdoor air into a space that is now supposed to be part of the conditioned house.
Usually, if the old material is dry, clean and free of rodent contamination. If it is wet, moldy, heavily soiled or if it is vermiculite that may contain asbestos, it needs to come out first. We check on the assessment and tell you which situation you have.
Older non-IC-rated can lights cannot have insulation in contact with them. The fix is to replace them with sealed IC-rated fixtures or cover them with a rated enclosure, then seal and insulate around the enclosure. We include that in the scope when we find them.
It is the most direct fix there is for a hot second floor in Chattanooga. Radiant heat from the roof and leakage through the attic floor are the two main reasons upstairs rooms will not cool down, and both are what attic air sealing and insulation address.
