The East Ridge housing stock, and what it was built over

East Ridge is one of the older suburbs in the county. Census Bureau American Community Survey estimates put the median year built for the city's housing at about 1964, with roughly seven in ten homes predating 1980. Walk the streets off Ringgold Road or around Camp Jordan and you see the pattern: modest brick ranches and cottages on flat lots, most of them built over a vented crawl space with a few inches of fiberglass stapled between the floor joists.

Sixty years on, that fiberglass has done its time. In a low-lying area drained by South Chickamauga Creek, where the ground stays damp and the summer air sits heavy, vented crawl spaces have been pulling humid air across cool framing for decades. The batts sag, the joists stain, and the smell finds its way up through the floor. Encapsulation, with a sealed vapor barrier and closed-cell foam on the block walls and rim joist, is the repair that fits these houses.

Attics in East Ridge ranches

A 1960s ranch in East Ridge usually has a low-pitched roof, a shallow attic, and whatever insulation was original or was blown in during a 1980s energy program. Ductwork often runs through that attic. On a July afternoon the attic air is well above outdoor temperature and the supply air loses ground on every foot of duct it travels.

For these houses the attic job is air sealing of the ceiling plane first, then depth. Tennessee's climate zone 4 table lists R-38 as the ceiling target; most East Ridge attics we look at are a long way from it. Where the ducts and air handler are in the attic and the roof is sound, foaming the roof deck brings the equipment inside the envelope and changes how the whole house behaves in summer.
