Most Chattanooga houses sit over a vented crawl space, and in this climate a vented crawl space is a humidity intake. Encapsulation seals it, insulates it and dries it out for good.

The old logic was simple: put vents in the foundation and outside air will dry the crawl space. That works in Arizona. In Chattanooga, where the National Weather Service records about 55 inches of rain a year and NOAA's humidity records show morning relative humidity averaging 85 percent, the outside air is often wetter than the crawl space. Summer air at 75 degrees and 80 percent humidity flows through the vents, touches a floor joist or duct sitting at 65 degrees, and condenses. The result is the familiar picture: fiberglass batts sagging off the joists, dark staining on the wood, rusted duct straps and a musty smell that comes up through the floor when the air conditioner runs.
Crawl spaces are also the regional default. NAHB analysis of Census construction data found that in the East South Central states, which include Tennessee, about 42 percent of new homes started in 2021 were built over a crawl space, against about 11 percent nationally. In older neighborhoods the share is far higher. That is a lot of damp dirt under a lot of houses.
Encapsulation means converting the crawl space from an outdoor space under your floor into a sealed, insulated part of the house. The steps are consistent. Debris and failed insulation come out. Any standing water or drainage issue is addressed first, with a sump or grading fix if the site needs it. A heavy reinforced vapor barrier goes down over the ground and up the walls, with seams taped and the edges mechanically fastened and sealed to the foundation. Foundation vents are sealed. Then closed-cell spray foam is applied to the foundation walls, the rim joist and the band board, insulating the perimeter and tying the air barrier together.
Tennessee's residential energy code specifically allows crawl space wall insulation in place of floor insulation, provided the crawl space is not vented to the outdoors, the insulation extends from the floor down to grade and then another 24 inches, and exposed earth is covered with a continuous Class I vapor retarder. That is the assembly we build.
The last step is moisture management. A sealed crawl space still needs its air conditioned or dried. Depending on the house, that means a dedicated crawl space dehumidifier draining to the sump or exterior, or a small supply of conditioned air from the HVAC system. We will tell you which the space needs and why.
Rigid foam board can be used on crawl space walls, and it has its place on flat, clean block. But Chattanooga crawl spaces are rarely flat and clean. Stone foundations in older homes, irregular block, brick piers, plumbing and wiring running along the walls, and the notoriously uneven rim joist area all make board hard to seal. Closed-cell spray foam conforms to all of it, bonds to the masonry, seals the rim joist that board cannot reach, and forms its own vapor retarder at about two inches. For most of the houses we see, it is the better wall system.
One thing we do not do is spray open-cell foam on foundation walls. Open-cell is a sponge, and against damp masonry it will hold water. It belongs in attics and interior walls, not below grade.
Homeowners tend to notice the floors first. Hardwood over a vented crawl space in this climate cups and gaps with the seasons; over a sealed one it settles down. The musty smell stops. Rooms above the crawl space hold temperature better because the floor is no longer sitting on outdoor air. Ductwork in the crawl space stops sweating and starts delivering the air temperature it was designed for. And the framing dries out, which is the part you cannot see but the part that matters most for the life of the house.
Questions
No. Once the walls and rim joist are insulated and the space is sealed and conditioned, the floor above is inside the envelope and the batts are redundant. Old, damp batts come out as part of the job because they hold moisture and odor.
Then the water problem gets solved before anything is sealed. That may mean a sump with a sealed lid, a perimeter drain, exterior grading or downspout extensions. Encapsulating over a wet crawl space without fixing the water is how you get a sealed swamp, and we will not do it.
A dry crawl space is less attractive to termites and easier to inspect. We hold the vapor barrier and foam a few inches below the top of the foundation wall to leave an inspection gap where a pest professional can see the sill. Encapsulation is not a termite treatment, and we do not present it as one.
The scope sets a specific target. Two inches is the depth at which closed-cell foam generally acts as a Class II vapor retarder and delivers roughly R-12 to R-14, which meets the R-10 continuous value in Tennessee's climate zone 4 table. Some homeowners choose to go thicker on the rim joist, and the scope will show the cost of each option.
